Not for the TV.  

Reality TV has made flipping 'easy' but it's work.

There are a LOT of tools in the office, as well as a nice TV for the security cameras and the computer.

Maybe just ask her to scroll through Bigger Pockets for an afternoon with the TV on in the background.  

They want to see that you have your priorities in order, meaning your child and family comes first before everything else and that if real estate investment is your calling, you're passionate about it- probably that the few hours of free time you (like any new parent) have each day, are spent developing excellence and experience and education around real estate investing, not in tv or the other trivial things that so many of us pursue each day.So I would suggest you get stable income, then begin pursuing your real estate license, then educate yourself on investing and get all the experience you can.

Don't Watch Tv.

go to every single kid's event that you can...create other opportunities to be with them (away from the internet/games/tv). 

It's important to note that not everyone will have the same taste in decor, so having a vibrant/unique colour scheme could be a turn-off for a lot of people.Clean from top to bottom.Every room should be cleaned and bad odours removed as it could be something as small as this that turns viewers off the home.

Learn to meditate, exercise, eat well, spend time with friends and family, read, watch TV, whatever it takes to not burnout and keep going.2) Leverage your existing skills and find a niche.
