Like you mentioned, there are lot fees that need to be paid monthly.

After you paid for a hotel for your tenants for the last week while the ac, the heat or the water heater was broken.  

I just paid my attorney 15k today in just fees for 4 entitlement contract red lines and we arnt even under contract yet!  

That's a Pre-Qualification. 

This year things are slower and I'm wondering if the paid subscription is worth it.

@Tim Swierczek, my current plan is the target $10k/month from paid off rentals.

We still have to disclose that I'm a licensed broker but the offer coming through another agent puts a layer of insulation between us that makes sellers a little more comfortable.Finally, I like seeing my agent get paid.

Is an LTR with a paid off mortgage.

You have to offer the unit before they will inspect, no pre-inspection.
