I am attempting to refinance a hard money loan for a1) bundled loan holding multiple SFRs2) in my LLC (I'll personally guarantee it, but I want the LLC holding the loan and building that credit)3) with no minimum loan per property or else a minimum of $30,000 or less4) for a fixed rate at least 20 years or at least a 5 year ARM with amortization over at least 20 years if not 25 or 305) to me a Virginia resident, so an out of state credit union or bank would need to grant me membership as a non-local person6) for properties in Alabama, so willing to lend out of state if it's not an Alabama bank/credit union7) and is not a hard money lender (their rates are too high, I want 5ish or less).Needless to say, it's tough to find a lender willing to accommodate all of these conditions.

Should I look at homes that are under 50k that need a lot of love and are a big project, or try to use more leverage to buy nicer/newer homes that need less work but still offer a good ARV?

Needless to say, we'll wait to begin the project in April.   

Very interesting, I think im going to look into this more, I just finished a book by Michael Blank and one of the last chapters actually talked about this, needless to say Im still in my research phase but I am super super eager to keep this financial freedom journey fired up and articles like yours are awesome!

Needless to say, these are not the type of tenants I like to target.

I was wondering the same thing and found this thread about Flipster on BP:https://www.biggerpockets.com/...One poster said to checkout the Terms of Use cuz there is a non-dispargement clause that threatens to sue you if you say anything bad about them online, here it is:so needless to say I won't be signing up for Flipster because I don't want to be sued!

Needless to say, they weren't happy to hear that.This month, instead of paying the prorated amount, their bank auto pay went ahead and sent me the full amount.

Needless to say, mistakes were made. 

So needless to say I did not invest as rigorously as I would have as a single person but I found a level that was conducive to my personal situation.I hope this helps.Good luck!
