You can cut the house off on 5 acres and sell for a little less than you paid for the total ($150,000 less). 

I'm just saying that there are multiple factors involved and the numbers are just one of them.You are obviously not cut out for the RE game, go start a business or something.

But I would say “Consider your timing.”Real estate is expensive right now, and money  is expensive right now (APR wise).The fed is expected to start cutting rates later this year.

I would cut the rent in half for that month and than inform them about getting insurance for the future.

Hi All -  long time reader first time poster.I am curious as to how other small/medium size MF investors are thinking about operating their portfolios as we head into the upcoming rate cut environment (however far in the future that may be). 

I think it may be a cut-down version of QB, but I don't know for sure.

Is not a new construction, rather making it a liveable place, so I could rent it later on to at least cut my mortgage payment in half and be able to focus on other investments. 

If there is a leak, the first thing that should be done is to cut a hole in the drywall or plywood to get the wet materials out.
