I find these pro tenant laws that leave the landlord (and not all landlords are rich) holding the bag in very poor taste and its very bad business.

When you do want to sell, or even just continue renting for top rents, kitchens need remodeled, flooring tastes change, etc.  

More commonly, landlords want 3x rent in gross, in this case annual earnings of about $35k.While this deal is too thin for my taste, it is just that, MY taste.  

I’ve worked with him for 20 years and he knows my tastes.

Everything I invest in is purely an investment and I don't have to worry about my taste if I want to live there if I feel safe at night.

The style may not be everyone's taste, so I wouldn't necessarily include them in any sort of flip/renovation.

Is cap ex or need for reno or your changing vacation tastes an issue - then 1031.If you can't do better then 6.4 then don't mess with a good thing :).

This covers my mortgage and utilities.Both home ownership, and Airbnb, have given me a good taste of the world of real-estate and rentals. 

You could put your own squatters in the house and give them a taste of their own medicine, but I don't advocate breaking the law to deal with law breakers.You just have to decide if the deal is worth it.

I only know the asking price, size of the property, location obviously and that there is no tasting room currently.
