A triple-net lease (commercial) is probably going to be the least work/headache, but it also usually locks you into 5, 10, 15, etc. years at the same rate.Getting a multi-unit (over a 4-plex) may be harder to get a high LTV, which is a consideration if you trying to do a value-add cash-out refinance.Do you have specific properties that you're eyeing?

I only state usually, because I am not a legal expert. some states even allow tenant to sue for triple damages. this all applies even if tenant damages exceed the total deposit. the bad news is you likely will owe the tenant their whole deposit, because you failed to send a statement in 30 days. the good news is you learned your lesson and will not continue land lording without looking up your local landlord tenant laws right?
