As for the party on the 3rd floor, if they are breaking the lease by having unsanctioned pets, you can move to evict as well.As far as the weed goes, this is becoming a difficult grey area for me, as 'medical marijuana' is legal and getting a card seems to be trivial.

@Carolyn MoralesI don't know about Jacksonville but in Gainesville I got a quote of $1475 for $380k coverage, liability was $300k with $5k medical and $10k personal to cover the appliances in the quad.

Do some research and find out what is the growing industry in your area, be it autos, tech, medical, etc. and then contact the real estate division of those companies to see if they are thinking of expanding.
