We are purchasing and rehabbing a short term rental, but need to decide whether to put  in our names or in an LLC?

I've got 2 condos, a 2 bed at Maui Banyan and a 1 bed next door at Kihei Akahi.I'd definitely agree with @Patrick Franta - from my experience as well, the 1 bed unit has performed better.Also props to @Mike Neubauer for sharing his knowledge and experience with me - I'd definitely recommend you take him up on his offer if you have questions etc.I recently heard that the County of Maui is considering a ~50% increase in property tax for short term rentals from the current $9.37 rate to $15.41, equal to what time share units pay.

Do you have short-term capital to continue to invest in your next deal? 

I am a big believer in working with what the market offers you, instead of trying to grow oranges in the winter.Back in 2010 that was foreclosures, in 2015 it was short sales.

You're right about Cincinnati's short-term rental rule requiring the operator to live within 50 miles of the property.

I told the manager I've managed a portfolio of short-term rentals and that my previous landlord allowed me to do it and loved that it created an incentive for me to take exceptional care of the property.

(no waiting period to simply refi what is owed) DSCR programs are not purchased by Fannie/Freddie so they can set their own rules and some have a waiting period as short as 3 months. 

It took a while to find trustworthy advice about this but I read the text of the law and it explicitly stated this, so I was lucky.2) The time you have between selling and identifying the replacement property is very short, and the time you have between selling and purchasing is also short.
