I am new to self-managing, but I haven't dealt with any eviction at all through former property managers either. 

For criminal background checks, services like TransUnion SmartMove, RentPrep, or MyRental are commonly used and provide comprehensive reports that include criminal history, credit checks, and eviction history.To verify how much they make, you can request recent pay stubs, bank statements, or tax returns if the tenant is self-employed.

I do real estate agency and occasionally flip plus self-manage and Quickbooks and apartments.com work best for me. 

I bought my first property for self-living back in early 2019, a condo in Dallas TX.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I had vacant property insurance, with a "self report" which meant I had to take pictures of the house and send them in so they could see it instead of a person coming out and doing the same thing.  

I bought 10 SFR out of state in the last 10 months and they’re easy to self manage from a far.  

I have had some clients out of state self manage larger class B 4 units $800k range and it seems only way to cashflow right now is self managing larger deals. 

Insurance is sufficient.  

And I am sure many locals who self manage do OK with it.. but its a JOB its not investing
