Mello-Roos is higher in Fiddyment Farm, Westpark and Westbrook (Westbrook has 60 year bonds), so I usually replicate a tax bill to make sure my numbers are accurate, when comparing it to more established areas that have lower taxes.  

@Tyron WhiteIt doesn’t seem like you do, but don’t limit your idea of what’s possible based on somebody else’s self limiting beliefs.If somebody can do it, then of course, it is able to be replicated.

Many new investors get too caught up on chasing yield to trying to replicate someone else's deal they saw on biggerpockets.

I didn’t say there was anything wrong with exp. it’s very easily replicated though and with 25000 agents even if they did 100000000000 transactions the most exp revenue would be roughly $425000000 so the transaction stats are meaningless. 

I ultimately realized there was very little housing inventory in the neighborhood geared towards families that wanted to rent and I essentially created a new market with $3,000 rentals which has been successful and I am now looking to replicate.

I guess I could do that, but it has simply not been on my radar because I have been so used to SFHs and eager to replicate...Really appreciate it and perhaps I should look into it. 

We use a sophisticated system and a call center, however you could frankly replicate it for about $150/month (if it's even necessary).Frankly, I believe that there are too many people chasing too few deals.

Or an inventory list of prior purchase to replicate.

Examples: properties in areas zoned exclusively for STRs, purpose-built STRs, prime location relative to attractions, views, unique architecture, and other amenities that are time and capital intensive to replicate like indoor pools, etc… That average looking house in an average location you’re looking at on Zillow might cashflow today at an affordable price, but it is wildly vulnerable tomorrow.

But I am looking for people who can replicate/confirm my observations..
