Honestly, these just don't come up for sale very often because they are great little businesses and the owners generally have a list of people who have offered to buy from them over the years, so in a lot of cases there is no need for them to publicly list them.

Passive investing should just be at the buying govt debt, private/public equity level.The real focus should be active investing, and how you can learn to manage teams to create it for you.

In addition, we're on I-85 corridor, so there's a lot of logistics, transportation, warehousing and so forth.

Again I know nothing about PA, but if the sale is public I would think you might see 500 people at the Philadelphia sale. 

All speculation at this point, but near Lee St/29 and a little north of the Sylvan Hills neighborhood, imagine this:  taking MARTA from the airport heading back north in town, you get off of at a hub, where now you can walk over to the Atlanta Beltline terminal and take transport to your stop.
