It's a way of accessing money compared to a hard money lender, but I am not exactly sure why everyone is so excited about it.  11.25% isn't exactly something to jump up and down about. well the fact that it cant LEGALLY be used for real estate seems like a moot point  LOL.. but as stated people will violate that every day and twice on Sunday not thinking any thing of it..and it gives the limited cash high Fico borrower access to cash that helps them with their projects.. just like the guys who go out there and charge you 5k to get you a bunch of zero interest credit cards.. and the CC know that many will not pay them off then they will go to the 20% rate and they have these folks hooked for life in perpetual CC debt..

does not do a city  any good to have 12k rentals at 300 a month.. can you say perpetual Ghetto.. !!!

I plan on using real estate as an investment vehicle after harnessing some wealth through solar, the dividends will go to perpetuate philanthropic principles learned through Giving Business Soul and Francesco Jara. 

You can’t live in a perpetual state of happiness.

After 12 years of practice, I've decided the never ending administrative demands & perpetual focus on billing that I'd be much more fulfilled doing something for myself.  

People need to stop perpetuating this "double money" myth.

As a consequence, those landlords who cater to social housing clientele tend to perpetuate the stereotype of slumlord.There are other programs, such as group homes for physically or intellectually challenged youth, which will pay much closer to market rents, but do involve a little more red-tape than your regular lease.

The goal for me, I would like to replace my and my wife’s income (perpetually) so we can both pursue other interests/hobbies and always be there for our children.

FYI - end goals are to have 10k relatively passive income a month - in perpetuity.

But maybe I shouldn’t have said that and instead should just live in a perpetual state of self-loathing because the world is unfair.
