You can’t live in a perpetual state of happiness.

Your interpretations of what you're trying to perpetuate onto me seems extremely linear for lack of better words. 

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

It is a borderline crime the fraud that is being perpetuated on unsuspecting newbies. 

Be aware of excuse makers, people who will seem bothered by you verifying what they say, perpetually late people, people who seem so busy they always have 'something going on'.

The other 10% are scammers, or have mental issues, or have perpetual money problems, or are career criminals, or psychopaths, or have massive entitlement issues, lack anger management, or are spousal abusers, or can’t hold a job, or don’t want to work, etc.  

The tenant will likely do it again, and the crime will continue perpetuating because law enforcement looks away.

You can invest in something as passive as our perpetual funds.

After 12 years of practice, I've decided the never ending administrative demands & perpetual focus on billing that I'd be much more fulfilled doing something for myself.  

Some in SoCal would prefer to have 2-3 homes paid off by the time they retire, than count on a 401k that may never be enough to pay oneself what rent from those properties can pay in perpetuity.
