I agree with the others that you can create a written lease that states she is the sole occupant, then kick your relatives out if they try to occupy.

It sounds like you're owner occupying the property.

That code section states:(1) “Prospective owner-occupant” means a natural person who presents to the trustee an affidavit or declaration, pursuant to Section 2015.5 of the Code of Civil Procedure, that:(A) They will occupy the property as their primary residence within 60 days of the trustee's deed being recorded.

LindaMost statutes don’t allow you to collect double rent, the previous tenant would need to be pro-rated back for that portion of time you let the new tenants occupy. 

Does anyone know of a list site that will provide targeted lists (that are not a scam) like:- Owners of houses who have owned thier homes for over 20 years (posssible repair problems so they might sell for less, or possible free and clear owners who might sell for terms)- Non-owner occupied (burned out landlords)Then one could do a direct mail campaign.
