The evictions are a sign of disrespect and negligence.

Many of our areas have pretty high water tables so not checking a crawl space is negligent by an inspector.  

Or a homeowner somehow claims we were negligent in our duties and sues us.These are the specific instances I can think of needing some sort of insurance, I'm sure there are others I haven't considered. 

All else being equal, many people would probably want to spread them out, however, let’s say someone loses a job this year who normally has extremely high income and their income due to COVID-19 for 2020 is negligible, this might be a reason to consider realizing it in one year versus spreading it over three years (where, presumably, you may return to high income employment in years 2,3 and beyond and may not necessarily want to bump your income in those years by having chunks of the CRD in there).

Just beware when you open the walls you open a bag of worms that many times need to be addressed if you are pulling permits(and I would pull permits, if you don't and something happens it would be gross negligence which may pierce the veil of protection of an llc, or void an insurance policy).

In my experience as a landlord, water heater leaks are the landlord's responsibility, unless there was gross negligence on the tenant's part. 

Of course not.Landlords and managers are responsible for acts of negligence, like failing to fix a broken step on the deck or cover electrical wiring.

If it's rotted you could argue negligence.
