I just want to understand realistic comparison of reg sale vs reasonable and maybe more attractive seller financing structuring taking into account future short/intermediate term interest rate trends and Time value of money (that I am a fan of learning more).As a side note, being a health care professional I am amazed and always puzzled by financing and real estate.

I used to be very hands-on involved, and loved it, but my health has made that extremely difficult.  

My tenant called and asked me to set up a Statewide Vendor # so that DSHS (Department of Social and Health Services) can make payments for rent on the tenant's behalf directly to me. 

Plus great health care as I Uh um age.. :)  I would have never even considered Vegas 15 years ago .

I guess you can say its the cowboy mentality lol.

It promotes a mental assumption of gain.

My biggest or most unusual problems were: abandoned vehicles, a person escaped from a mental institution, tenants with pet rattlesnakes that escaped their container, a round trip visit to the dentist for a wisdom tooth removal, a one way bus ticket from Kansas to Georgia, cashing $25,000 worth of checks each week for a group of guys from out of state, etc.  

I'm having my resume rewritten but don't expect to earn more than $35k at a regular job (but I need some decent health insurance).

You might consider advertising with some of the local health care facilities to help business out. 

Again, health wise, you would be taking way too big of a risk.
