BUT.......the premise behind the Investors Edge is so appealing!

Puerto Rico seems to be working for you and that's the most important as far as you are concerned.And yes, you'd think Puerto Rico, being part of the US would do a better job attracting tourists.

Two other small pieces of advice that are gold, as far as I'm concerned:After you've covered the basics ask, "Is there anything you can tell me off the record?" 

The reason this is so important is because when you pick the right property after research and due diligence you'll say hey this is great, let's do more!

As far as other markets, I'd go with Nevada or Arizona for appreciation. 

My two cents of thought is this: if finding properties is so difficult, you have to get on the other side of the problem and profit from being part of the solution.

As far as why I was considering an LLC - it seems like there's two camps, those who think it's a necessity for legal protection, especially as you grow in unit count, and those who think it's mainly a waste of time and money.

As far as multifamily, are you interested in 2-4 units aka duplexes, triplexes and fourplexes or are you looking at apartments?
