The GREC does not generally interpret legal matters and will always say NO to err on the side of caution.If this is going to be a big part of your business you might want a legal opinion letter from an attorney standing by the structure and disclosure they are telling you to use.

When the first rental period is the "next" rental period and it is more than a month (the rental period) away, I've been unable to get a clear statement from the Rentalsman whether they would interpret this as soliciting rent beyond the next rental period (I've had folks from the office tell me both yes and no); consequently, we avoid collecting first month's rent until the month prior to the start of the lease.If we are signing the lease within a month of its start, we will attempt to collect both security deposit and first month's rent at signing, but always have both before keys are passed out.

Like I said earlier though, how laws and contract clauses are interpreted can vary based on who's addressing them, so definitely consult with the appropriate council to make sure you have everything shored up and you are properly protected.
