@Jaron Walling the rent is set by the market and $700 isn't high for the state of California and is likely a steal of a deal for a renter who doesn't want to rent a formal apartment. 

Like always, prepare formal written tenant acceptance guidelines, make sure they are legal, and use them in every case.

It's best to have a formal agreement, and going through that process should also help you get some clarity about what it's like to work on something difficult with each other.

Make sure you talk to a good CPA before anything formally happens.

Can it be as simple as just beginning to use a business name in your marketing without formally filing it with any governing body?

I was assured that was just a formality.

Do the transaction with a formal escrow & title company to insure title.
