Has anyone had any success with buying motivated seller leads or buying into a website that produces them for you?

They require unnecessary details, such as pictures and details of the applicants' vehicles, which push potential tenants away.Adding to the frustration, their onboarding team has been incredibly rude and unhelpful.

Motivation is tough to find and even harder to keep.

I know, this is after July 1st.Calling the assessor's office really doesn't get you anywhere because the ones you are talking to are not lawyers or have any authority to change (and zero motivation to do so).See Property Tax Code, Sec. 32.01.

I started seeking advice from older investors not 25 year old investors (they have great motivation and passion but not on the same page as me) and they said being less leveraged on RE was a cautious approach to take. 

@Courtney McCall, I appreciate the motivation behind your post and where you are coming from.I started my company from a similar perspective. 

A $50K investment from a psychiatrist who has no idea what they are doing but wants the "freedom" "low risk" and "generational wealth" the GP promises comes with zero power over the syndicator in an incredible lopsided distribution of power not available from most other sources of capital. 2) Ability to Charge WAY more in fees: A naive accredited investor with little experience in private investments will fork over fees like: - 2.5% acquisition fee- High Management fees (2-5% of rents) - 2.5% disposition fee- 1-2.5% refinance fee- 20-30% carried interestThe fees that many of these social media influencers charge would get them laughed out of the room by any family office or private equity shop.

In my experience, if you find other value in the place you are living, it will give you more motivation for your investment goals.Wishing you the best!
