Have a $250 item that I can sell in less than 30 minutes...I'll do it.Again, just arbitrary for me, but that's my method of determining whether or not it's worth it.When I don't have the time/inclination to sell something, I'm happy to give stuff away to someone who will recycle or save me the cost of having to haul something off.

My inclination is to write it just like the lease names the Tenant, "Payable to: John and Jane Doe" and let them figure it out.I've e-mailed my attorney (asking him all these questions is getting ridiculously expensive), but was wondering what other landlords have done in this situation.

 @Chris Wierman I guess I am a little more inclined to take the risk, a better investment notwithstanding, because I feel like even owning a condo offers me substantially more control over my investments than the stock market, which is where I have the majority of my savings currently.

3) if you are sourcing deals off mls, then you could use this clause and see if they bite.The better of a buyers lust you have the less time you need to source financing, I would be inclined to use the longer term with no buyers list and then use the deal you have to build a buyers list.
