Right after this incident,  one of the tenants left the country without notifying me and terminated her lease thru email before the term and because of her termination, the other two are on the hook now.

@David Weintraub  can you expound on your 91k incident further. 

He had lost his license due to a drunk driving incident in another state.  

Everything he's ever called us to fix we promptly address, but he chose this incident to show his true colors and how nasty he can be.

Ask your insurance broker or provider what it would cost to go from $1M per incident/$2M total to $2M/$4M (or whatever makes you comfortable).

Claims always comes back to the original causing incident.

I've always wondered who can legally get sued if a couple owns a rental property and an incident such as a slip and fall or dog bite occurs at the property.

The cops in town also are not fans of him, the one I walked to put his head down on the table when I told them his name and was not surprised to hear his name based on the number of incidents reported at the rental property.

.- Send notice of the interaction and outline the concern specifically around the threat of property discussion to memorialize the incident.- Inform the tenant that due to the threat of property destruction weekly inspections will be held to determine tenants performance under the lease.  

I've had similar such experiences out of state ... the difference was that I DID have property managers and this sort of thing STILL happened way too regularly ... not just an isolated incident with one PM either ...
