This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.  

This boils down to several considerations:1.

Make sure to take into consideration how often they are pushing "new" courses and "updates".

What is called build for rent is very broad and varies considerably even in the same market.

We started off with a 30 year at about a 4% interest rate, but we paid the principal down considerably to about 70k, and then refinanced to the 15 year loan at 2%.

An S-corp might help to mitigate the tax, but it should be weighed against the admin considerations of compliance (eg: payroll, reasonable comp, etc.)

Happiness, time and family are considerably more valuable than money.

I don't know how anyone can prepare a real estate tax return without some consideration give to the actual cost of the structures themselves.  

You are required to give their request consideration but only once they submit it with the doctor's note etc.
