Be clear with the seller, you buy real estate with a P&S contract with earnest money at risk.Be clear with the buyer, that you either sell real estate you control, or cleaner and with fewer legal issues, you assign P&S contracts.

From what I understand, there was a lot of unscrupulous L/O practice occuirng in the valley (deep south Texas) and a lot of first generation immigrants were getting taken to the cleaners and loosing the shirts off their backs from predatory L/O operator practices.

Jokingly it seemed he was saying it but....We then ask about the obviously horribly dirty carpets and the owner looks down and says "well I don't have a steam cleaner..do you?"

If it's a pet smell we've had good luck with 'Nature's Miracle' from PetSmart...dump & mop on hardwood floors, mix in carpet cleaner for carpets...
