Some of these things I have known about and have been dealing with,  a few of the others have just come to light this week, thanks to an angry ex-wife.I have done almost daily inspections, filed comply of vacate letters, sent text after text, and I'm just hoping for a smooth transition without having to evict.  

I analyze deals daily and have access to residential and commercial filters on the MLS.

I live in this market, I see it daily and have plenty of first hand experience with it.

I believe I have an unfair advantage when it comes to finding the best person for a specific job, due to being on union job sites all around the east bay daily.

I don't recommend buying it unless it will be used daily.  

Retail has many nuances to it which can make things interesting on a daily basis.
