From what I can tell, all you have at this point is a long rambling email with the only mention of anything remotely resembling a solution is the mention of the word “subletting”. 

There are 2 turnkey vacation rentals for sale right now in Scottsdale AZ by the owner and he has been very successful and is selling them fully furnished with TVs, linens, kitchen, etc.

The practice will furnish their own chairs, wall fixtures...basically providing the vanilla shell.

One drawback of Airbnb is that you would have to fully furnish the property which can be expensive.

@Steven Sokolow The market is hot right now making it ridiculously hard to find anything that resembles a deal.

This is because you have to furnish and pay utilities that you wouldn't in a standard renting situation.

The more ways you know how to operate the higher your net income will be.Even inside the world of Airbnb, you can create 5 different modes:1) rent rooms,  2) rent rooms with kitchenettes, 3) rent rooms with dedicated bathrooms, 4) rent rooms with kitchenettes and dedicated bathrooms, 5) or rent the entire home.One of the big insights I've had is that furnishing a rental is the safety thing you can do. 

If your location has restrictions against Airbnb or rentals less than 30 days; I would look in to traveling nurses who want furnished rentals for several weeks.

I just recently added Someway and VRBO as listing channels but have not yet optimized completely to increase income and to limit time requirement.I would recommend that you calla few property management companies that handle rentals in your area, have them provide furnished rental comps and expenses.
