Even though this is my first time personally investing, I'm an attorney (not specifically a real estate attorney) but was an officer with an I-buyer before it folded prior to Covid (happy to talk about that if anyone is interested).

@Bethany Baroody I am by no means an expert here but currently my major off market deal finding methods are 2 fold.  1) walking for dollars and direct mail through DealMachine, I live in one of the hottest investment areas in Columbus so I have the luxury of being able to walk in my area and start pulling leads with Deal Machine.2) I'm pulling lists off the county auditor that meet what I'm looking for, and work through that list with hand written notes every morning. 

So the purpose of the Trust would be to two-fold, to provide money for the first beneficiary with the requirement to preserve assets for the second beneficiary.

She tells me when supplies are out, folds towels into cute shapes, and really cleans.

Fold a few pieces of paper towel, dampen, and then gently press down on the pile of broken glass. 

That being said, the loss you have seen seems to be two fold. 1.

Becoming a real estate investor has already taught me ten fold of what I expected to learn, and I am excited to continue learning. 

The plus one is living room fold out couch type situation.

If I had $120k as I started out, I would have been able to invest that capital and generated returns ten fold.
