I would imagine in your case, the issue is with the seed on the ground that attracts vermin.

@William Brown  great attitude.. the license course will get you up to speed on terminology and the laws of the land.. that's a big step up compared to so many that go into wholesaling half baked blow what little seed money they have then end up right back where they started..

I have done a few deals in Montana and looking to start planting some seeds in the area.

That might not be investing but a high paid day job to get you the seed money to start.

But if you are short on funds for the next project, and the $40K (minus cost of sale and cap gains) would be useful in multiplying projects (by increasing your seed money), that is something else to consider.Only you can decide this based on your goals.Does that make sense?

Hello everyone, I am a mature investor from New York. i have seen quite a number of threads involving alternative sources of seed capital and I am calling out to the community.

Here is your problem: 1 - You spend your money on an income property, you will have nothing to move forward with, and have limited passive income until you can expand and move forward.2 - You use your money on a flip, you get your original cash back, with profit and can then move forward with a bigger sum of seed money, but...I would imagine you don't have the time or the team to do this.Your answer is, as Steve stated, to use your assets and team up with a partner(s) to fill in your deficiencies (as your assets fill theirs). 

Not high traffic strip mall areas but deep seeded.

(and dont count it towards my ROR)I know personally, I consider the cash-out money to be entirely "delicate seed money", so I push it right back into another cycle.
