Some accurate, some extremely inaccurate. 

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I recently completed a hybrid house hack-BRRRR-ADU build combo which I'm extremely stoked to say worked out almost completely to plan. 

As an extreme example - if you exchanged all of the investment properties with the same assessment factors, that would equal around $68k in property taxes or almost an additional $2k per month!

It has been an extremely unpleasant transaction thus far... boy do I have stories... 

I get extremely happy when I read all these stories to know that I am not the only one dealing with these headaches.

But w/ SEO it's a bit different... because w/ PPC or direct mail you can get a result faster... w/ SEO it may take 6-12 months to get consistent leads from SEO... but once you get the high ranking you'll have leads coming in really consistently at an extremely low cost per lead and cost per deal. 

I will make certain to tell them our story and to warn folks to proceed with extreme caution whenever an "investment" opportunity comes their way from Scott and I will cite this very experience to drive the point.
