But condos you will never have to pay out of your pocket to:-replace the roof-paint the exterior-keep up the landscaping....units you will have to pay for all this.Also, water/garbage bill is included in the hoa with condos where you have to pay that with units.

Keep colors in similar hues, etc.We've done similar CC&R's on a subdivision we developed, and we specified exteriors had to be stucco, roofs had to be of same quality, colors etc.

Check the subfloor carefully, glue in the plywood isn't that water proof in exterior ply, much less interior ply.

Normally down here standard inspection covers the standard stuff- structures, plumbing, electrical, appliances etc...and sometimes they would tag on a pest control which typically looks for termites in the attic and around the fascia on the exterior.

The last one I built was a 3300 sq foot center hall colonial with 9' first floor ceilings, a wood burning fireplace, 2x6 exterior wall construction & R-19 in the walls, all low-e glass...it cost me $106K delivered & set, on a new 31'x52' foundation that cost $25K.

I have only flipped 3 houses so far with varying hours dedicated to each...My first flip I ended up doing the interior painting, exterior painting, hardwood flooring and the kitchen tile backsplash and some miscellaneous punch list items.
