This "mindset" is what is putting newer investors in peril right now and over-leveraged, seasoned investors who wanted more doors to boost their ego.Long-time investors are cash full and responsible with their portfolios and are going to ethically navigate this time and buy the best deals.

What is stopping an agent from making a false claim in order to get a buyer to bump themselves other than their ethics?

Is that ethical or normal?

Let us also assume that the home does not have to be moved, is it a decent location with population, decent size/age/condition, and the parks application process and ethics are normal.When it comes to purchasing a mobile home with or subject to the underlying debt within of a park, it is a bit tricky because in most situations the bank will not allow the owner's name on the title to transfer unless the lien is satisfied.

In most places it's actually both against state regulations and local broker's code of ethics to do so.

Just ethics are what is in question and my realtor said wanted to tell them what we were doing which is what messed the deal up. 

Taking aside your values and if it is ethical - in 99.9% it provides no added benefit if one is not needed.

Some agents relish at the opportunity to report or start ethics issues.
