REagent was kind enough to disclose everything goes great - - until there's a deployment and then the families move back to mom and the town rolls up like a ghost town . . . 

I know the risk of the military clause aka being able to get out of contracts early if a deployment/pcs but I'd love to give some military folks a good place to stay for their money and also make some $. 

@Sochima Eze I would listen to every BP podcast on managing apartment complexes, and I would read as many blog posts as possible before deploying any capital.

People who have been doing this for years can deploy $200K here and $200K there (or all cash if they do fewer deals) and it's a drop in the bucket, so no biggie if they make a mistake.

I think the best alternative (as most things that require capital deployment) comes down to an evaluation of what the expected ROI is likely to be once a decision has been made.

I think another fundamental strategy I have going is to deploy capital now in good and diverse vehicles so that when people start losing jobs and such, my mailbox money keeps coming in*.
