That said, assuming no tenant damage (and if it won't net you more rent) I wouldn't renovate if the tenants don't want it.I think the real question is whether the tenants are actually paying market rents.Good luck!

For the money you will pay to invest on the 1600 block of N 27th street, you are better off buying in Germantown/East Mount Airy where the fundamentals are better or spending more to be in a better neighborhood.
