I use cool programs all the time in my business and I'd like to bring those into my investing business as well. 

IF THEY WANT TO TAKE UP AN EXTRA 20 MINUTES OF YOUR TIME AND JUST TALK, BE A DECENT PERSON AND LISTEN.This guy was an old-timer, well-off and he said he just liked us because we confirmed times to show up for viewing the house and never tried to act too cool for the property or totally low-ball him.

If you like it cool/good for you... but not a scaleble way of building wealth. 

you should get your financing locked down first. you may find it next to impossible to find financing for a foreigner with those kind of down payments. and for sure heed @Ned Carey advice top of the market not the bottom look for a solid 5 to 8% return instead of 10 to 15  those are for those that live there and can stay right on top of them.
