It sounds like you're looking for a CRM..I currently use Seize The Market and in the past ive used Top Producer and Lion Desk...I'd just run a Bigger Pockets search to see what others are using and then go out and research them further.There was a BP forum post I read a couple of years ago where someone compared and contrasted several programs (including 2 of those I mentioned) like Contactually and Mail Chimp.Best of luck to you!

As I said, it is basic, but even if I double the end result, it would still leave each kid around $107,702.Contrast that to saving up to put 20% down + closing costs + light rehab on a $125k purchase price rental property, letting the tenant pay the bulk if not more than your holding costs over 15 years.

Higher end places, I use eggshell or satin b/c it looks better.I stopped using "rental white" a few years ago and now use a faint green Benjamin Moore "sea mist" or a half-tone "sand" color and contrast it with bright white on any trim.
