Concrete foundation, asphalt/shingle roof, that's all I have.  

The inspector was unable to go into the attic due to the entrance being drywalled off, but the shingles are at the absolute end of their life. 

What is under the aluminum - is it wood lap or shingles - maybe just fix those?

It's built on reputation but anyone can hang out a shingle.

When I first moved in, the roof was deteriorated to the point where the shingles were crumbling.

Basically, carriers are not wanting to insure shingle roofs at or over 15 years....they really want to see at least 3 years left (12 year roof or less).

The listing agent came back with the inspection report from the previous purchaser from May, and asked if I could use that and remove the contingency.As I read through the report, it became apparent why the buyer backed out-Loose vinyl siding with potential animals living inside, caulk/sealant missing from trim on doors, moisture intrusion on windows with soft spots and exterior cladding loose, shingles missing from roof with light visible from the attic, cracked floor joists, first floor uneven with large slopes (you could skydive off the leveler before you hit the ground), uneven stairs, signs of inward movement on the foundation with masonry recommendation, active leak in basement pipe.I'm trying to be creative in making this work.

New roof shingles, paint exterior and interior, replaced old carpet with LVP throughout, new kitchen cabinets and countertops, new exterior siding, reglazed tub and tiles in bath, new bathroom vanity, installed new ductwork and HVAC.What was the outcome?

Has anyone painted composition shingles?

The shingles overlap and the nails are under another shingle.
