Am affluent area might have higher rents, but also higher cost of property thus making the spread thinner...or, higher rents and a higher spread.Those two items do influence an area, but not all areas the same. 

For Sponsors - what are your thoughts on what you're currently offering and have you considered offering a lower preferred return if we see thinner cash on cash going into the future?  

It's different when there's blood in the streets and no one knows how low things will go.  

I did 2 OOS deals while in the military for the same reason, SD was to expensive for my blood.

I'm sure its like squeezing blood from a turnip but the hell if I am going to pay for evicting some drug addict squatting in my condo!

I have been subjected to spinal surgery due to an injury leaving me jobless, incomplete paralyzed and on top of that due to the lack of leg movement abilities in the first couple months, blood clots that lead to a stroke leading and heart surgery. 

I grew up in real estate as well, you can definitely say it runs in my blood. 

It is always easier to ask the tough questions in a relaxed, calm environment, than before time where seconds matter most..Fire Department:Fire, flood, blood, heat or hot water.

Two sayings come to mind: "don't throw good money after bad" and "you can't get blood from a stone."
