There are definitely banks that are more conservative, so you may run into a lot of places that tell you one year.

It is an educated guess at best, so if you want to be conservative you could assume zero growth or the average which is 3%.

But I would use conservative numbers when analyzing the potential rents and also assume you will need to put some money into the property to get there (improvements, vacancy when old tenants move out, etc.)
