Bids seem to be at retail+ levels.

My contact and I bugged the contractor for 1.5 weeks and he finally got us a bid for $48k.

Make sure you get three bids min for each and check their online reviews etc.. 

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

The issue I have been running into is everything on the market is being pursued so aggressively that everything I have looked at getting and is a decent deal, ends up getting bid up past what they are even asking to the point there is hardly any margin to work with.

Do enough research on the property to get them comfortable with the ARV and the price you're planning to bid on it.

I have 5 new homes that I need full renovation bids on.

I think you could use the second tab to set out a bid form for your GCs.

Perhaps the best solution is once i get a desperate seller that wants to sell, I will send my investors to the property to make an offer and the seller can go with the highest bid.
