Most residential agents aren’t proficient in INVESTMENT property, and hence wouldn’t deliver satisfactory results when utilized by investors. 

That’s not to say that many residential loan docs don’t contain this language.

These investment properties are being built to Indiana residential code and are approved at each stage of development by the city and city permits.

.- Watch out for residential tax exemptions, and be aware of which towns / cities have them.

I was able to purchase the property through a commercial loan, as residential financing is not supported by through commercial zoning.

I use the data case Shiller used to publish on total residential RE return for large cities for this century (it is my belief it is no longer published as I have not seen it in a few years).  

Nonetheless to find a product like this for residential with only 20% down is pretty sweet! 

But my primary focus is commercial property, I rarely engage in a residential property transaction, especially don’t  with a homeowner.

Commercial is very tough compared to residential to get into with limited funds/assets.

In fact, given the success I had on my first commercial deal (bought, rehabbed and flipped an 18000 ft light industrial building and netted $500K in 24 months), I'm not even sure I want to do residential going forward.
