I think people look at real estate the wrong way and want the loss to offset their W-2 income.The first and most benefit goal with real estate is that your cash flow and appreciation is not taxed.if you are making 8% from cash-flow and appreciation and it is not taxed, imagine how quickly your wealth can grow.If you can offset the rental loss with your income income, that is just icing on the cake.

In a similar fashion, if you can imagine how much landscaping and underground infrastructure is in a golf course as compared to the clubhouse, that will give an indication of why an extremely high percentage of the property's value is allocated to the land improvements.

I have seen these terrible scams they are running now that a lot of people have so much equity in there home but after Covid I’d imagine many people have credit issues but these company pretend like they are giving you access to equity in your home but they are actually buying your home and renting it back to you.

It's certainly an easy thing to do, super low barrier of entry but also VERY HIGH RISKS if you don't use the right contracts, and I can imagine some folks sending $ before getting their contracts signed and forget OR trust someone else and boom....LOSE all of their $, and rightfully so to the seller.I know new folks or those who lend on EMD would disagree, but I personally wouldn't want to deal with the headaches on these very small amounts of $ and the wholesalers that need it.
