This is a giant story all it's own.

I had an appraisal done a couple of years ago to refinance the place which was reasonably high but it was on the entire place.It might take me days to go through the giant stack of receipts for all the improvements but I believe that I would get a higher basis this way even with my unpaid labor.  

The bigger challenge is likely to be financing, fnma, freddie, HUD aren't going to touch that - giant marketability issues.  

Wow, I'm just standing here amazed at how a simple question could turn into a giant conundrum.  

His desire to purchase a giant house out in the sticks for $325k that would go for $2.5m in my market doesn't make him reckless (meaning he should stick to the cap), it makes him SMART (meaning, in his case, it's prudent not to have that artificially low cap of $271k).

My husband has some long service leave and needs a career break and before our children start school I figured one big learning curve with a potential for a payoff rather than a traditional holiday  would be a rather large adventure for us.
