-negotiate if you can and always remember this may be the most important step-due diligence, make sure zoning regulations don't cause you any problems in the future-purchase agreement - this outlines the terms of the sale, make sure you have a lawyer review this-financing - if they are owner financing that is great, if not try to have this secured before signing a contract-closing - commercial property closing is much simpler and has less documents than a residential closingHope this helps.

@Wayne Brooks your explanation is what I would expect but I keep reading on various lawyer web sites that the transfer tax is 7% of the current mortgage which for a 150k mortgage is 10,500, which is just nutz!

For example, I'm not too sure about how to actually find good deals/distressed properties, and how to actually find appropriate property managers, CPAs, lawyers, etc.I think once I get started and inertia starts to build up, things will make more sense, but it's that first step that I'm finding difficult.
