It's expensive to refi just to get house into LLC, but worth it to me to not have to worry about the personal liability or even getting dragged into litigation and trying to get umbrella policy carrier to pay!

Some carriers, with a claim of total loss, will have their own contractor that they negotiate costs to rebuild with, and even then, if you opted to use your own contractor, the cost to rebuild will be relative to the labor and materials.
