If you have the budget and the time and know how, tile might be better in the bathroom.

At closing the buyer ranted how much she loved the place, every feature, the built-in's I made, the slate tile, and how she got such a great deal and paying our closing costs was well worth the deal. 

Specifically, shower tile with grout missing, tiny thin grout lines, gaps in overhand coverage/not sealed, and the list goes on.

I also have purchased some tools that I thought he would have, such as chain saw, tile cutter, etc.

I'm not sure what area you are looking at but purchasing a lot here in colorado for example you'll have the costs of drilling a well, installing a septic system, running power to your lot, installing a driveway, etc, etc.

@Bjorn Ahlblad - i contacted the insurance company and ask how i could get my rates, one building was knob and tube wiring, I installed 3 x 200 amp SquareD panels my self.
