As saving mechanism, the real estate is awesome, I purposedly buy RE in good school district or in okay distance to major university, so kid not need to be in dorm and they can stay inside our family home, that itself also is super awesome to save money.I would say I live for free in United States and giving my kids free education until university level, thanks to residential real estate.

My girlfriend is just finishing up her schooling and internship so isn’t making any money right now but will be able to get a good job shortly after we can move.So I’m thinking of doing the 1031 into a duplex we can live in half of it and then once she has the new job we can buy a SFH together.

@Shawn Parsh  The only reason to throw out a tear down is this house is a little different and very old construction however, it is in a county with few year round rentals and good schools people rent it and make it work.
