Shiloh, the poster above, seems to find investors and I don’t think he has to offer a discount (most people trying to partner on a property are probably finding properties that are selling for close to retail and then they seek partners with whom to purchase the property and therefore don’t even have a chance at offering a discount since they don’t already own the property as I do).

Most rehab loans offer 85 to 90 percent of the purchase price and 100 percent of the renovation costs.

After talking with an operator I felt he was a good choice for a tenant and he mad a great offer above market for the apartment so we agreed.In the past I would usually rent my own units and to stay competitive I would keep an eye on the rentals in the area and try to be one step above if I could....This time that was a little tougher as the neighborhood hasn't gotten very trendy. 

The seller is representing themselves so showings must be arranged with them, and offers made to them directly.

Look for a local credit union that can offer a cash-out refinance once the work is done, ideally with minimal seasoning.

I'll randomly get crap offers on my properties from idiots in his programs or whatever it is he's calling it.

It’s been pretty competitive here (partly bc we’ve gotten some BP nods over the last year) but I’ve definitely noticed a drop in offers and competition.

Also, some helocs will offer Interest Only payments, some that go above 90% LTV may ask for 1% of the outstanding balance or 1.5% of the outstanding balance.
