If the carpet can be cleaned and is good enough for selling, I would charge them for that.I also would not charge them for repainting the entire house.

Even with floor paint, however, you will likely need to repaint after a couple of years, however, I still think it will be way easier to maintain than carpet.

We might allow small pets as long as they pay a non-refundable one time pet fee of 250.This covers repainting the unit and cleaning the place.Even if the tenant keeps a model pet it will wear down the unit faster.I love animals it is the owners that "want what they want" without thinking of what is best for the animal and quality of life.

Guess they'd have time to paint but not mow the yard LOL.So I just don't want to seem to "mean landlord" but at the same time want to have some standards.I guess I would consider it in the master bedroom, which has a wood laminate floor, and I considered repainting anyway as the color is a very pale off-white but w/a slight purple undertone.
