I do my own due diligence and call all reference numbers, past landlords, and do an in person interview.

With this I will have an additional 8 units bringing in $20k+ in after expenses revenue. same response in every bp forum, copy paste. real?

FTF has taken many of my clients out of my bridge loans in the past.. this guy could not access his draw money and was out about 300k. now he has the wherewithal to solve his problem but i can see others being in major trouble if work is done and draws are not forthcoming.

I don't know all the areas of real-estate you operate in or what strategies you use. but something tells me they are either an idiot or they may know something you do not about that property and either its past or its future. most likely there is something coming down the pike in about 3-5 years. just my thoughts.

Word of mouth referrals from past clients play a very critical role in most realtors’s business, and to get that they need happy customers.

As I've mentioned in the past, I write for the "lurkers".

I've had a couple of deals in the past that could have died at the table, but I let pragmatism rule the day and it worked out just as it should in the long run.
