Not all lenders can do that, but...for instance...I'm actually a District Manager with Build 2 Rent here in Florida and we have off-market investment properties (both occupied and vacant) that you can purchase with our in-house lenders and interest rates in the low 4's because of the incentives we currently have available.

@John Su tenants typically take care of snow when occupied, but owner is responsible when vacant - and some cities write tickets if snow not removed with x hours.In colder climates you also have to worry about keeping heat on when vacant so pipes don't freeze.

I agree with the others that you can create a written lease that states she is the sole occupant, then kick your relatives out if they try to occupy.
