Contractor Issues: I’ve read several posts about problems with the contractors/team provided, ranging from significant delays to neglect.

What percent of GPs making capital calls will actually manage to minimize losses vs GPs that end up loosing all that money too for the LPs? 

My understanding is that the city wants to minimize the lead content of areas in a home that occupants have the most exposure to, hence the testing is on walls, window sills, and other painted areas.  

The delay in closing cost me 10's of thousands of dollars and could have easily been avoided. 

People ask me all the time what I did at the beginning to be so successful and while I rattle off the usual stuff (reinvested all my money back into the business, delayed gratification, etc), it's really occurred to me again that before I bought a single house I thought about who I wanted to have as tenants, and tailored my purchases to that demographic.

Had I paid off the student loans instead, I may have never gotten started, or been considerably delayed.  

On the other hand, now that I AM FLIPPING houses,  I know that "questions" are exactly how property managers and contractors give you the run around, delay things, and make excuses.

NW typically does a high pressure fast escrow tactics... even have you bid against other investors... often double escrows... and sometimes even delayed possession. 

I have been audited by the commission (the result was minimal issues to address) and it is no fun.

On one hand, paying all cash minimizes risk and lets me reinvest profits quickly.
